Apartment Investment & Management Co (AIV) — FY2025 Annual Report

Aimco's FY2025 results present a picture dominated by a single, transformative event rather than by ordinary operations. The company reported net income of roughly $547 million on revenue of just $138 million — a figure that would be nonsensical for a typical operating business but reflects the fact that nearly all of the earnings originated from asset dispositions rather than recurring rental activity. After two consecutive years of losses, this swing to profitability appears to be almost entirely non-operational in nature.

Rental revenue itself was essentially flat, edging up less than 1% year-over-year, with the development segment showing the most meaningful growth as recently completed projects began contributing. What stands out on the income statement is the collision of two large, offsetting items: a $147 million real estate impairment charge that pushed continuing operations to a pre-tax loss, set against $237 million in gains on dispositions from continuing operations and an extraordinary $551 million in income from discontinued operations, the latter driven by roughly $546 million of gains on property sales. The reported net margin near 400% and the P/E around 1.5x are therefore artifacts of these one-time gains and should not be read as indicators of underlying earning power.
